The Service Technician Level II (Service Technician – Make Ready) maintains the physical condition and appearance of the community. This position is accountable for identifying problems, completing service requests, and making repairs in order to maintain the material and aesthetic condition of the community. The Service Technician Level II works in accordance with operating and safety standards, ensuring requests and repairs are made in a reliable, timely manner. **Essential Functions/Responsibilities**

+ Assist in organizing and performing general duties, preventative maintenance, and repairs consistent with Mill Creek Residential operating and safety standards

+ Thoroughly inspect vacated apartments, document necessary renovations, and re-inspect completed units for the highest quality of work and superior presentation

+ Routinely perform duties to restore apartments to “make ready” status

+ Respond to problems with successful repairs: HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting, drywall, pools, spa and water features, and trash management systems

+ Routinely inspect community grounds and buildings to ensure safety standards and identify maintenance projects

+ Respond to resident requests in a timely manner, delivering excellent customer service

+ Promote safe work practices among on-site team

+ Ensure compliance with all Federal, State and local laws. Consistently abide by Fair Housing regulations

**Description**

Perform routine, preventative maintenance and repairs on company-owned compressors, dryers, gas generators, and ancillary equipment. Preventative maintenance should be conducted in accordance with manufacturer’s recommendations (with regards to schedule and scope).

Troubleshoot and perform diagnostics on malfunctioning equipment, determine possible causes for malfunctions, and perform repairs as suggested by diagnostics and assessment. Prior to and following preventative maintenance and repairs, test and document the proper operating parameters of the equipment.

Document all work performed daily using company provided hardware and software. Develop rapport with customers through effective communication, interpersonal skills, and professionalism.

Provide basic tools to accomplish job along with normal maintenance of tools and equipment.

Display the ability to absorb a higher level of learning including VSD’s, industrial networks, remote monitoring, and air audits. Provide a high level of customer service, responding to customer needs and working to satisfy customer expectations.

Must participate in a rotating on - call schedule and be able to work overtime on short notice.

Serve as an ambassador for the company. Learn and share knowledge, experiences and training with teammates to increase one’s own knowledge and knowledge of others.

**General Summary**

Installs, services and repairs environmental-control systems; utilizing knowledge of refrigeration theory, pipefitting and structural layout.

**Essential Duties and Responsibilities**

+ Mounts compressor and condenser units on platform or floor, using hand tools, following blueprints or engineering specifications.

+ Fabricates, assembles and installs ductwork and chassis parts, using portable metalworking tools and welding equipment.

+ Installs evaporator unit in chassis or in air-duct system, using hand tools.

+ Cuts and bends tubing to correct length and shape, using cutting and bending equipment and tools.

+ Cuts and threads pipe, using machine-threading or hand-threading equipment.

+ Joins tubing or pipes to various refrigerating units by means of sleeves, couplings or unions, and solders joints, using torch, forming complete circuit for refrigerant.

+ Installs expansion and discharge valves in circuit.

+ Connects motors, compressors, temperature controls, humidity controls and circulating ventilation fans to control panels and connects control panels to power source.

+ Installs air and water filters in completed installation.

+ Injects small amount of refrigerant into compressor to test systems and add Freon gas to build up prescribed operating pressure.

+ Observes pressure and vacuum gauges and adjusts controls to insure proper operation.

+ Tests joints and connections for gas leaks, using gauges or soap and water solution.

+ Wraps pipes in insulation batting and secures them in place with cement or wire bands.

+ Replaces defective breaker controls, thermostats, switches, fuses and electrical wiring to repair installed units, using electrician’s hand tools and test equipment.

+ May install, repair and service air conditioners, ranging from fifteen to twenty tons cooling capacity, in warehouses and small factory buildings.

+ Other duties as assigned.

**Knowledge, Experience and Skill Requirements**

+ Must have EPA universal 608 Certification.

+ Ability to perform most complex and unusual tasks of the craft without supervision.

+ Must be able to read and understand blueprints, construction drawings, schematics and diagrams as they pertain to the craft.

+ Ability to perform work of the craft in a rapid and efficient manner under extreme conditions.

+ Must be able to perform work safely under hazardous conditions.

+ Able to troubleshoot and repair most complex problems.

+ Expert knowledge of craft theory and craft materials with the ability to apply the theory and select the proper materials.

+ Trained in all types and sizes of air conditioning refrigeration and evaporative cooling equipment.
